100% accept only 6 months to inform the tenants you are looking for long term – works well just in case. Large tenant can remain simple, renting increased as needed – no brokers no renewal fee, S21 if necessary. Recently, a tenant asked if he could have a long-term obligation to keep the rent equal if he did and that in one month, half of the partnership moved to give the announcement! It would not have been in his best interest. Just another tenant had moans about all kinds, exposed S21 for various reasons and court – the property was completely renovated when they moved in, only the crate made 3 pierced/entered the doors and dirt everywhere. Note, if one of the two parties who are dealing with agents then pay a horror and unnecessary fee – they will say they run a business BUT a good tenant who pays the rent doesn`t take the time to earn money there. I had a good tenant (a foreign student) on a one-year AST (with a 6-month break clause) which – on the agent`s proposal – renewed instead of following the SPT path. But a month later, she received a scholarship elsewhere, which is why she regretted being „linked“ for another 5 months. So I said, „Okay, you gave me what would have been the necessary notification, if it had been SPT, put me in the position where I would have been with SPT by paying me the portion of the contract costs that I had to pay to the agent.“ She did, no doubt relieved, that she was no longer obliged to pay a rent of 3 or 4 months if she was not there! My point is, I think, that circumstances can change, and for both tenants and landlords, a „good working relationship“ is ideal – this can be done! Note for the uninitiated: SPT – legal periodic lease: If the tenant stays at the end of a short-term lease insured and no one does anything to change things, it is automatically a SPT on substantially identical terms, the tenants usually have to give 1 month`s notice and the landlord 2 months to finish the day before a rental day (but for this last aspect, I can be an expired year). In a conversation with one of them last week, she said they would like to go into town in the garden and really do it. They have been with me for 16 months and they want to stay long term, I said it was very good of me and they could stay as long as they want. They could be held liable: a weekly/monthly/annual lease agreement with automatic renewal (periodic lease) will continue as long as neither party wishes to terminate the lease.
